Start with a property walkthrough
Before booking photography or inspections, walk through the property with your team. Separate repairs that affect use or safety from optional presentation work. A freshly painted room does not resolve a leaking tap or an appliance that does not work.
Create one written list with the location, issue, proposed action and person responsible. Ask for quotes and agree spending limits before work is booked.
- Test lights, taps, doors, windows and supplied appliances.
- Record existing marks and damage rather than relying on memory.
- Identify work that needs a qualified contractor and confirm completion.
Confirm what will be included
Decide which appliances, furniture and other items will remain. Give your team an accurate list before the property is advertised so applicants can understand what they are inspecting.
For apartments, confirm the correct parking space and storage cage. If access or utilities depend on building arrangements, gather those details early.
- List included appliances and their available manuals.
- Check keys, remotes, access cards and building entry instructions.
- Explain any embedded network or building-specific connection arrangements.
Make presentation practical
Once repairs are complete, arrange cleaning and remove items that will not be provided with the tenancy. Photograph the property in its actual condition and ask your team to check that the listing accurately describes it.
If work remains outstanding, agree how it will be explained and when it will be completed. Avoid making an availability promise before the timing is clear.
- Check kitchens, bathrooms, windows and outdoor areas.
- Confirm which property photographs and floor plans may be used.
- Review the advertised inclusions and proposed availability date.
Set the inspection and application process
Agree who will provide access, how inspections will be scheduled and how feedback will be shared. Ask your team what comparable properties support the proposed asking rent; an asking price is not evidence of an achieved rent.
Decide how you want applications and recommendations presented. Keep screening decisions with your team’s established process rather than making promises during an inspection.
- Confirm inspection access and contact details.
- Agree how frequently you will receive enquiry and inspection feedback.
- Confirm who will approve an application and how approval is recorded.
Prepare for the handover
Keep the final repair list, appliance information and access inventory together. Ask your team to confirm the property’s readiness and any required compliance checks before the tenancy begins. This checklist is a preparation tool, not a substitute for assessing the requirements of your particular property.
- Record the final set of keys, remotes and cards.
- Provide contractor warranties and relevant service records.
- Resolve outstanding work or document the agreed next steps.
