Questions to ask before choosing property management

Practical questions Sydney landlords can ask when comparing property management services, from fees and communication to inspections and maintenance.

Who will look after your property

Ask who you and your tenants will actually deal with day to day, and who covers when that person is away. Consistent contacts make communication easier for everyone.

Ask how many properties the team looks after in your area and how they handle leasing, inspections and maintenance between them.

  • Who is my main contact, and who covers when they are away?
  • Does the same team handle leasing, inspections and maintenance?
  • How do tenants report problems, including after hours?

Fees and what they include

Compare the full cost, not only the headline management fee. Ask what is included and which services are charged separately, such as letting, advertising, inspections, end-of-lease work or tribunal attendance.

Ask for the fees in writing as part of the management agreement, with GST shown clearly.

  • What is the management fee, and is GST included?
  • Which services cost extra, and how much?
  • Are there fees when a tenancy ends or when you change agencies?

Finding and keeping good tenants

Ask how the property will be marketed, how applicants are screened and how a recommendation is presented to you. You should always have the final say on who is approved.

Ask how they handle rent reviews and lease renewals, and how they balance keeping a good tenant with achieving market rent.

  • Where will the property be advertised?
  • What checks are done on applicants?
  • How are rent reviews and renewals handled?

Inspections, maintenance and reporting

Ask how often routine inspections happen, what the reports include and whether they come with photos. Ask how maintenance requests are handled, how quotes are approved and what limit applies to urgent repairs.

Finally, ask what you will receive each month and how quickly you can expect a reply to a question.

  • How many routine inspections a year, and with photo reports?
  • How are repairs quoted, approved and followed up?
  • What statements and updates will I receive, and how often?

Let’s talk about your property.
